BOOKING

At least one adult age 21 or over must sign the booking form and be staying at the property.  The party leader agrees to accept full liability for any loss/damage caused by any members of their party. The guests agree to abide by the house, community and local legislation rules. These can be found in the information folder on arrival at the property.
No all male or female parties of guests who are under the age of 21 will be accepted.
Florida state law requires all persons including children to be listed on the booking form.  The villa cannot be sub-let or exceed a party size of 10. If this condition is breached we reserve the right to terminate the booking immediately without compensation being made to yourselves.

PAYMENT

On completion of the booking form a non refundable deposit of 20% of the total cost  will be payable. The final balance is due 8 weeks prior to the commencement of the rental.

SECURITY DEPOSIT

On arrival our guests will collect the key from our Management Agents who will require a deposit of $250.00 by Visa / MasterCard / American Express or Cash. No charge will be made to your credit card unless there are any damages/loss to the property.
Damages are not restricted to the villa/contents, replacement of items removed, additional cleaning costs due to spillage or smoking will also be included. The party leader/signatory will be held responsible for all damages even if they exceed the value of the security deposit.

GUEST SAFETY AND SECURITY

• Maximum of 10 people to comply with state fire regulations
   
• Guests to ensure villa windows and doors are securely locked in your absence
   
• Please ensure doors are kept closed when air conditioning is in use.
   

• Windwood Bay is a residential community. Guest should not engage in any activity that interferes with other residents. In the event of a complaint being made and upheld, the owners/management company reserve the right to terminate your rental with no compensation or refund.
   

• Strictly non smoking villa
   
• No pets at anytime
   
• The swimming pool is used entirely at guest own risk
   
• No diving allowed and children should be supervised at all times with pool area
   
• Glass not permitted in the pool area, plastic items are provided.
   

• Care to be taken with food/garbage items to avoid unnecessary infestation problems.  Any added costs for pest control services due to lack of care may be passed on the hirer.

CANCELLATION BY GUEST

In the event of your party needing to cancel charges will be payable as follows:

• Cancellation within final 8 weeks = 100% (not including security deposit)

• Failure to pay the final balance on the designated date may result in loss of booking & deposit. As soon as you are aware of any problems, please contact us immediately to discuss the matter.

• We strongly recommend that all our guests take adequate insurance at the time of booking.

CANCELLATION BY OWNER

In the unlikely event that circumstances necessitate cancellation for any reason, we will refund all monies paid by the party for the rental of the villa only (without interest or further compensation) and make every effort to secure an alternative villa through our owner contacts. In addition to the above the owners will not accept responsibility for the closure or congestion of airports, or any other delays relating to transportation.

ARRIVALS & DEPARTURES

The villa is ready for occupation from 4 p.m. local time and should be vacated by 10a.m. local time.  Late departures may incur a charge unless previously agreed by the owner.

COMPLAINTS

In the unlikely event you require assistance or have any problems in relation to the villa, we would request you contact our Management Company immediately who will endeavour to resolve the matter as quickly as possible.  We are fully committed to ensuring you have an enjoyable holiday and are satisfied with our Villa, however, the onus is on yourselves to seek help if required.

DISCLAIMER

It is your responsibility to ensure all guest exercise a duty of care and fully comply with all safety instructions.  This is a privately owned villa and we do not accept/nor our Management Company any responsibility for damage or injury sustained by any villa guest during use of any facility or equipment at our property.
The owners and their agents reserve the right to enter at anytime. The pool and garden may require maintenance or cleaning during your visit. 
The information contained on this site is deemed to be correct to the best of our knowledge and should be used for guidance only and does not form any part of a contract.

LAW

In the event of a dispute the parties hereby submit this contract is subject to the exclusive jurisdiction of English courts in accordance with the laws of England.

DATA PROTECTION

We agree to respect your privacy at all times when processing your personal details and will not pass any information to other party.  All information supplied is strictly used for the purposes of the villa rental.
